Five Tips for Selling this Summer

June 30, 2018

Can you believe that 60 percent of all homes are bought and sold during the summer? If you’re planning to sell your home this summer, the clock is ticking (especially if you want to sell it before the new school year).

Here are five (5) essential steps to take now to be sale-ready after Memorial Day:

1. Fix the easy fixer-uppers

Do a walk-thru and focus on things such as chipped painted, scuffed floors or obvious issues. You never want anyone to focus on the things that need fixing. You want them to focus on the things they will end up loving!

2. Summer of de-clutter.

It’s time to de-clutter and free up space in your home. Evaluate each item in your house and either save it, store it, scrap it, or sell it. No better time than the present.

Once you’ve thrown out unused items, organize the rest. Living space is a precious commodity; play it up to give your home a sense of expansiveness.

3. De-me your home

It’s time to take down the personal collectibles, family heirlooms, and school pictures. Not that these treasures aren’t amazing — if you have a house full of family heirlooms, it’s not time to let them shine.

When it comes to selling your home, it’s time to show potential buyers the potential.  They want to visualize themselves in the home.

4. Control the controversy

Remove any controversial elements such as religious or political items. These items tend to elicit a strong emotional reaction — don’t give anyone a reason to feel like this is not their space!

5. Feel the curb appeal

Take advantage of the spring and summer growing seasons. These are the times to plant grass and flowering plants, and don’t forget to trim the trees and bushes.

Get a head start on the summer sale season by preparing your house (and yourself). We’ll be thrilled you’ve done your homework!

Trust me when I say that buying a home — especially the first time — can seem totally overwhelming. It’s one of the biggest investments you’ll ever make in your life. So, although I will always help you find a home you can afford, I thought I’d share with you some really ridiculous homes!!! Looking for 775 rooms? Can you imagine the stress of buying THESE places?

Owned and named by American Businessman Ira Rennert, Fairfield Pond is one of the largest properties in the United States with 21 bedrooms, 18 bathrooms and a 91-foot long dining room. The property also consists of a playhouse with basketball court and two lane bowling alley, a billiards room, two squash courts, two tennis courts and a 164-seat theater. Plus, if you’d like to park all 100 of your cars, then the garage can accommodate. All you need for this property is a cool $248 million.

4. Rutland Gate Mansion

Most Expensive House

Rutland Gate, believed to be the largest single-family home left in London, is situation near Hyde Park. The house has been owned by a Saudi Prince and the Lebanese Prime Minister. This 45-bedroom mansion was designed by the famous designer Albert Pinto. The cost? Only $362 million.

If you need to land one of the three of your helicopters, then you can have this property for a mere $1 billion.

Too Many Cooks in the New Kitchen?

May 16, 2018

For my married friends, let’s go back to the time when you were planning your wedding!  The wedding that was just supposed to be about the two of you. Suddenly, you realize that you had the wedding planner, two moms, friends, the cake baker, decoration maker, venue director and more!  Suddenly, what was supposed to be about just the two of you became about way too many FEWS of you!

For my business friends, let’s go back to the times when you were forced to try to get things accomplished but had to have a committee sign off on it!  Too many cooks in the kitchen and hard to manage, right?!

Well, many of my new clients come to me after they’ve tried to sell their house without an agent. And every single time they say the same thing: “We had no idea how many people it took to sell a house!” Well, the honeymoon is over as soon as you see how many people are involved:

This Mother’s Day, Here’s What I Want to/Would Say to My Mom!

May 9, 2018

As we looked to celebrating Mother’s Day, we posed the question above “What do you/would you want to say to your Mom?” Some answers made us laugh, some answers made us nod our heads in agreement and some answers even made us a cry.

Nonetheless, we feel like we certainly re-confirmed that mothers make an impact — whether they are making a difference at home, in their careers, in the world or in Heaven. Moms make a difference and, wherever they may be, we should let them know!

  • Thank you for always knowing when something’s wrong (even when I’m 40 years old!).
  • Every time I think of something funny or wise you have told me, I hear your voice in my head.
  • You’ve made me the person I am. Thank you.
  • Thanks for being there when I need you (and even when I don’t think I do!).
  • THIS (pointing to me) is YOUR fault!!
  • My sister and I used to always promise each other that we would “never become MOM.” Now we realize we could only be so lucky.
  • I’m so proud you are my kids’ grandma!
  • Thanks for giving me such a hilarious sense of humor!
  • Now that I have kids, I realize you were right about so many things: I mean, NOTHING good happens after midnight!
  • I’m so glad I got your nose and not dad’s!
  • Mom, how do you have more followers than I do on social media?!
  • I miss you everyday! I love you with all my heart. I would give 20 years of my life for 5 more minutes with you. And … thank you! You’re my hero.

Happy Mother’s Day!

Join “Funday Monday” for Trivia and Prizes

May 1, 2018

“Life is too important to be taken seriously.”
–Oscar Wilde

Isn’t that the truth?!  Well, Mondays are probably the least fun days of the week, so we have an email group called “Funday Monday” just to keep things light and a little silly. Once a month, on the first Monday of the month, I post a random question…

Name a breed of dog that’s never won the Westminster Dog Show?

What color was George Washington’s hair before it turned white?

You know…life changing facts!!  So, if you know the answer, tell us! Then we do a drawing on Facebook Live and the winner gets a $25 gift certificate.

It would be great to have a little fun every day, but at least you can count on it every Monday.   Email me at lcheek@remax.net and I will add you to the group.

Keep smiling!

This is My Story and I’m Stickin’ to It!

April 26, 2018

I love to talk about KC life, new properties, trends, trivia and what makes a house a home. All of that is based on the passion and commitment I bring to the job I love to do every day. Sometimes I get caught up in making dreams a reality that I forget to put down in words what I hope my actions always show… because that is a true commitment; one that becomes indelible. So consider this my commitment-in-writing to the people I can and will help and the job I am inspired to do every single day.

“I am a seasoned professional with 26 years of experience owning a successful insurance business.  Now, as a new member of the Lyn Cheek team, my passion is assisting you with finding the house of your dreams.  A home is a place of safety and security, a place for families to share and grow together.  I am committed to being honest, ethical, warm and caring; uncovering your needs is my highest priority.  I promise to go the extra mile to ensure your happiness always comes first, whether it’s starting a family, growing old together, or beginning a new chapter in your life, let me help you make your dreams come true!”

That’s my story…and I’m sticking to it!

Where Boomers and Millennials are Moving

April 4, 2018

Baby boomers are moving to retirement hot spots and Millennials are moving to the suburbs, according to an analysis of newly released estimates from the Census Bureau by The Wall Street Journal.

The population of federally designated retirement destination counties rose 2% last year, almost three times the rate of national population growth, according to census county population estimates for the year that ended July 1.

Almost three-quarters of a million Americans during that period moved into one of the 442 counties that the Agriculture Department tags as retiree spots.

Meanwhile, the suburbs are drawing more of the 71 million American Millennials born between 1981 and 1996. A growing number are being priced out of expensive cities at the same time that members of Generation X are settling down with families, says the Journal.

Whether you are a first-time buyer or ready to make a change, our team can help you find the perfect new place to call home. Ask us about the many incentives and financing options available to first-time home buyers. And if you’re looking to sell your current home and find your next dream spot, we’re here to help!

Best Spring Break: Southern Family Agitation and the Texas Howdy

March 31, 2018

As I hear about all of the crazy Spring Break trips that are planned this year by high school and college students alike, I can’t help but be reminded of a very non-traditional adventure I went on in college. No, it didn’t include white beaches, bikinis or beers!  But it did include rattle snakes, amazing southern cooking and learning the “Texas Howdy.”

Here’s how it went, ya’ll…

I worked during college so I couldn’t get off the entire Spring Break week. I was stuck and bummed that all of my friends were planning amazing getaways to sunny beaches or snowy slopes. I, on the other hand, had three days in the middle of the week off — and no plans to speak of.

Knowing my situation, Jill, one of those friends with whom you could laugh, cry or get into a little bit of harmless mischief, asked if I wanted to go to Texas — the deep part of Texas — and hang out with her “Maw Maw” and “Paw Paw.”

“ABSOLUTELY,” I said, without much thought.  So we jumped in her Ford Escort and drove to Maw Maw and Paw Paw’s.

If I were to ask you: “What do you picture when you think about a little ranch in the deep part of Texas?” then whatever you are imagining is exactly what I encountered as the Ford Escort rolled to a dusty stop in the driveway of Maw Maw and Paw Paw.

Maw Maw came out to greet us, hug us and let us know that Paw Paw wanted us in the “shed” ASAP. So, the two of us in our plaid shorts, polo shirts and flip flops, walked into the shed. Paw Paw hugged Jill and handed me a stick. Looking at a metal cage on the cement floor, Paw Paw simply said, “Agitate Him!”

“Excuse me, Paw Paw?”

“Agitate ‘Em!”

As I knelt down to see what or whom I would be agitating, I heard the haunting noise of a baby rattle…which I would soon learn was actually a baby RATTLER.

I looked up at Jill (horrified) and then at Paw Paw as if to say…”I could be on a beach with a margarita but instead…”

But not only was I going to agitate the rattler, I was going to win over Paw Paw…

So as I started to head toward the cage with my stick, Jill and Paw Paw broke out into laughter.

“Oh, you are one of the family for doing that,” said Paw Paw. I looked up confused and suddenly there was Maw Maw with lemonade and home made fried chicken that smelled better than any smell I’d ever smelled.

And for the next couple of days, I became part of the family landscape.  They taught me the “Texas Howdy” which means as you pass an oncoming truck — each with both hands on your respective steering wheel — you both simply raise one finger in acknowledgment of the other as you pass each other. I learned a lot!

To this day, I will send Jill a Facebook post now and again and simply say, “Agitate ’em.” And we laugh, and cry, and say hello to Maw Maw and Paw Paw who are now in Heaven.

So, as people are planning their crazy Spring Breaks in exotic places, I take the time to say thank you to Jill for that dusty adventure of love, family, perspective and new experiences.

This is a story that was told for me.  I love hearing about wonderful memories.   If you would like to share please join in.
