Sell Now: 2019 is Going to be a Buyer’s Market

What’s great about being in this business for so long is that it’s easy to watch trends and follow my gut when it comes to how the market is shifting. One of the most important lessons I ever learned was that our gut feelings are based on all of our life experiences wrapped around a new experience and moment in time. So the saying, “go with your gut” really is true!

Here’s what my gut has been saying to me: 2019 is gonna be a buyers market so sell this year!  I feel really comfortable saying that because there’s real national stats that back that up…

“Recently, U.S. home buyers have faced intense competition due to rising national home prices and tight inventory, prompting many sellers to sell their homes ‘as is’ with little to no fixing up done prior to the sale due to high demand. However, the market may soon shift in favor of buyers, according to new research by the online search portal Zillow.

“Adding to home buyer frustrations, less than half of home buyers purchased the first home they made an offer on, says Zillow. Worse yet, because of the high demand for housing, many sellers in hot markets may receive multiple bids, and end up selling their home for above the asking price.”

But in 2019, the tables are likely to turn…because as the number of houses available increases and the home value appreciation slows, then it’s going to start shifting back towards a buyers market. Did I mention that you should really think about selling your home this year?

Five Tips for Selling this Summer

Can you believe that 60 percent of all homes are bought and sold during the summer? If you’re planning to sell your home this summer, the clock is ticking (especially if you want to sell it before the new school year).

Here are five (5) essential steps to take now to be sale-ready after Memorial Day:

1. Fix the easy fixer-uppers

Do a walk-thru and focus on things such as chipped painted, scuffed floors or obvious issues. You never want anyone to focus on the things that need fixing. You want them to focus on the things they will end up loving!

2. Summer of de-clutter.

It’s time to de-clutter and free up space in your home. Evaluate each item in your house and either save it, store it, scrap it, or sell it. No better time than the present.

Once you’ve thrown out unused items, organize the rest. Living space is a precious commodity; play it up to give your home a sense of expansiveness.

3. De-me your home

It’s time to take down the personal collectibles, family heirlooms, and school pictures. Not that these treasures aren’t amazing — if you have a house full of family heirlooms, it’s not time to let them shine.

When it comes to selling your home, it’s time to show potential buyers the potential.  They want to visualize themselves in the home.

4. Control the controversy

Remove any controversial elements such as religious or political items. These items tend to elicit a strong emotional reaction — don’t give anyone a reason to feel like this is not their space!

5. Feel the curb appeal

Take advantage of the spring and summer growing seasons. These are the times to plant grass and flowering plants, and don’t forget to trim the trees and bushes.

The Five Most Expensive Homes in the World

Trust me when I say that buying a home — especially the first time — can seem totally overwhelming. It’s one of the biggest investments you’ll ever make in your life. So, although I will always help you find a home you can afford, I thought I’d share with you some really ridiculous homes!!! Looking for 775 rooms? Can you imagine the stress of buying THESE places?

5. Fairfield Pond

Most Expensive House

Owned and named by American Businessman Ira Rennert, Fairfield Pond is one of the largest properties in the United States with 21 bedrooms, 18 bathrooms and a 91-foot long dining room. The property also consists of a playhouse with basketball court and two lane bowling alley, a billiards room, two squash courts, two tennis courts and a 164-seat theater. Plus, if you’d like to park all 100 of your cars, then the garage can accommodate. All you need for this property is a cool $248 million.

4. Rutland Gate Mansion

Most Expensive House

Rutland Gate, believed to be the largest single-family home left in London, is situation near Hyde Park. The house has been owned by a Saudi Prince and the Lebanese Prime Minister. This 45-bedroom mansion was designed by the famous designer Albert Pinto. The cost? Only $362 million.

3. Villa La Leopolda

Most Expensive House

The Villa La Leopolda is a huge villa situated in Villefrance-sur-mer, France. It was designed and built by an American architecture, Ogden Codman, and was once owned by the King Leopold II of Belgium. It is the largest and the most expensive French Villa in the world. It consists of 19 bedrooms, fireplaces, swimming pools, movie theater, gardens and a bowling alley. The house is built with rare marble and contains numerous artworks. It costs $750 million.

2. Antilia

Most Expensive House

Antilia is a private house in South Mumbai, India. It is owned by the Chairman of Reliance Industries Mukesh Ambani. Perkins and Wills are the architectures who designed this house. The building is named after the island Antilia and consists of 27 floors (and many of the floors have vaulted ceilings!). It also has six underground parking floors and three helicopter pads. If you need to land one of the three of your helicopters, then you can have this property for a mere $1 billion.

Buckingham Palace, probably the most famous residence on this list, is owned by Queen Elizabeth II and is  located in the city of Westminster, London. The palace is often used for Royal use and public access. It consists of 775 rooms in total, 78 bathrooms, 92 office rooms, various movie rooms and a swimming pool. It’s obviously good to be the Queen! It’s never been appraised since it’s never been on the market so it’s literally considered priceless.

This Mother’s Day, Here’s What I Want to/Would Say to My Mom!

As we looked to celebrating Mother’s Day, we posed the question above “What do you/would you want to say to your Mom?” Some answers made us laugh, some answers made us nod our heads in agreement and some answers even made us a cry.

Nonetheless, we feel like we certainly re-confirmed that mothers make an impact — whether they are making a difference at home, in their careers, in the world or in Heaven. Moms make a difference and, wherever they may be, we should let them know!

  • Thank you for always knowing when something’s wrong (even when I’m 40 years old!).
  • Every time I think of something funny or wise you have told me, I hear your voice in my head.
  • You’ve made me the person I am. Thank you.
  • Thanks for being there when I need you (and even when I don’t think I do!).
  • THIS (pointing to me) is YOUR fault!!
  • My sister and I used to always promise each other that we would “never become MOM.” Now we realize we could only be so lucky.
  • I’m so proud you are my kids’ grandma!
  • Thanks for giving me such a hilarious sense of humor!
  • Now that I have kids, I realize you were right about so many things: I mean, NOTHING good happens after midnight!

Where Boomers and Millennials are Moving

Baby boomers are moving to retirement hot spots and Millennials are moving to the suburbs, according to an analysis of newly released estimates from the Census Bureau by The Wall Street Journal.

The population of federally designated retirement destination counties rose 2% last year, almost three times the rate of national population growth, according to census county population estimates for the year that ended July 1.

Almost three-quarters of a million Americans during that period moved into one of the 442 counties that the Agriculture Department tags as retiree spots.

Meanwhile, the suburbs are drawing more of the 71 million American Millennials born between 1981 and 1996. A growing number are being priced out of expensive cities at the same time that members of Generation X are settling down with families, says the Journal.
